Factors Influencing of the Residential Building Management System

The administration and management of residential buildings has developed significantly over the past ten years into a flourishing and expanding business sector and that itself has continued to develop. The aim of this paper is to clarify the business environment factors that influence the nature of management systems for residential buildings. The importance of this article derives from the fact that this management system operates in a specific macro– and micro–environment, characterised by indicators, which directly and indirectly influence the work and further development of the management system. The most important indicators that represent the state of a national economy are growth rate, employment, credit conditions, loan rates, and price levels. If the gross national product has a constant tendency to rise, unemployment levels are average and price rises – minimal, then these are grounds for considering the economy to be functioning normally. The main aims of effective management are low costs, provisions of quality service and building owners who are solvent. An essential consideration for planning management activities is the actual demand for specific management services. And changes in demand directly reflect development tendencies for real estate. The global price for management services, their economic justification as well as the need to have savings laid in are essential aspects for ensuring a successful management. Economic factors are one of the key elements that drive administration processes. These are related to how demand is regulated in the economy, and they influence all other factors, thereby directly impacting individual actions. Successful management of residential buildings depends on the micro- and macro-environment, as well as on their synergy. A management system consists of the interaction of several elements, all of which are substantially determined by economic and legal issues.
