Large-Scale Housing Estates on the Way to the Future

Today, diverse urban development concepts and strategies are focused on improving the living environment, promoting social contacts, creating an inclusive environment, adapting to climate change, and reducing the impact on the environment. Large-scale residential areas are unique areas where, thanks to their location, planning and other factors, it is possible to improve the quality of the living environment with modern solutions, thus solving many of the global challenges for cities. The development of modern cities is continuously affected by dramatic economic, social, and political transformations. The impact of these changes on LDZR has been uneven. The situation in the cities of Western/Northern Europe and Eastern Europe is markedly different. Part of the defined problems of LDZR is common to all - these districts today are characterized by inadequately maintained buildings and outdoor spaces, low energy efficiency of buildings, problems with efficient management of buildings, etc. As the contradictions between the quality of the spatial environment and housing characteristic of the LDZR and the understanding, wishes and expectations of the modern population in relation to a quality living environment, there is a risk of their gradual degradation. Most likely, huge external investments, which would allow the complex to renovate the entire large housing stock, cannot be counted on. Cooperation, strengthening trust, building a neighborhood community, and setting a common goal in small projects first will further help to agree on implementing large, financially intensive projects.
