The aim of the paper is to estimate number of incoming traffic flows to the commercial site (readiness) from simulation models based on transport access design and level of service. Five different transport access designs were considered including one intersection and two intersection within close proximity from each other. To estimate incoming traffic flow readiness to the commercial site, initially incoming generated trips were calculated according to rate method with local conditions, then trips were distributed and assigned to the road network. Verification and validation of simulation models were performed by providing sensitivity analysis of models (different internal model parameters were changed to view the behavior of the models) and by calculating number of runs, root mean square, GEH statistics. Additional validation of simulation results was done by minimum volume ellipsoid and minimum covariance determinant estimator to detect outliers in simulation output results. Level of service at intersection was used to define the stopping criteria for simulation model. After the model verification and validation were done and acceptable results were received, simulation stopping criteria was defined, simultaneously runs were performed for each considered access design to estimate readiness.
