The study reviews main functions of visual environment planning during the development process of real estate. Planning of visual environment responds in a practical and creative way to both the function and identity of a place. It puts land, buildings, community, economics, infrastructure and other resources to the best possible use – over the long as well as the short term. The relevance of this topic is due to increases of the visual environment planning influence on the social and cultural spheres of life. Harmonious design becomes undeniable condition of competitive advantage in today's market and plays an important role in private life. Planned living conditions on today’s real estate market are not only legal requirements, but also a tool of social control and monitoring. It forms social values, supports traditions, develops new trends, creates comfort and safety, brings stability and excitement at the same time.
